Why should I sell to Ablefast?

Ablefast give a final purchase price and timetable from point of offer, meaning you know where you stand at all times. The property is not listed on property portals (your nosey neighbours will only know after completion). When Ablefast make an offer it isn’t subject to further criteria plus there are no fees for you to pay compared to having to pay an estate agent up to 3% of the sale value of your property.

Are there any fees or cost I should be aware of?

The short answer is NO. Our offer is a NO obligation offer at NO cost to you, if you choose to proceed with our offer, we pay for your conveyancing fees (legal fees). Our panel of solicitors are regulated by The Law Society of England and Wales, the professional association which governs solicitors in England and Wales.

My property is run down and in a poor condition, will Ablefast still be interested?

Here at Ablefast, the condition of the property doesn’t matter, we will still buy your property, even if the property needs minor or extensive renovation.

How long does it take?

You are ABLE to choose your date of sale, on average the quicker transactions take place within 2–3 weeks and from the point of offer we will work with you to try to achieve your ideal completion date. Ultimately, we want to make the moving process as easy as possible for you, hence we promote flexible completion/move out dates to suit your needs.

What is Ablefast's process for acquiring my property?

We summarise or simplify it as 3 stages

(1) Initial offer – we provide an initial price range within 24-48 hours of submitting the property details at which we would be confident to purchase your property for. Why does it take 24-48 hours? Unlike other property buying companies this initial price range is not an automated computer-generated response but an initial assessment of value by one of the Ablefast team, after which you will be asked to book a date and time for an inspection.

(2) Inspection – from the information provided by yourself to receive the initial offer we will know a fair amount about your property, however prior to inspection you are likely to be contacted by phone so we can ask any other questions which may be necessary. Our objective is to give you a final offer via email within 24 hours of inspection, with you then having 14 days to accept this offer.

(3) Legal – if you accept our offer, we will ask you to enter into an undertaking agreement and at that stage you are introduced to the solicitor who will act for you, thereafter your solicitor will advise you through the process to completion. It is important for you to know and understand that your solicitor is legally contracted to act on your behalf and any solicitor introduced by Ablefast will be regulated and governed by The Law Society of England and Wales, the professional association which governs solicitors in England and Wales.

How does Ablefast value my property?

The value we offer for your property is calculated by our reviewing of achieved sold prices, asking prices and rental comparables within the immediate vicinity of your property, in parallel with the condition of your property and tenure (freehold, leasehold, unexpired lease term, ground rent and service charge).
